1. About Us

These terms and conditions govern the use of this website and any services provided by Biohazard Cleaning Services UK ("we", "us", "our"). By using our website or engaging our services, you agree to these terms. Please read them carefully.

Biohazard Cleaning Services UK is registered in England and Wales. Registered address: Suite 1, 1 Northumberland Avenue, London, WC2N 5BW.

2. Our Services

We provide specialist biohazard, crime scene, trauma, unattended death, hoarding cleanup, decontamination, and related cleaning services as described on this website. A binding contract is formed only when we have confirmed your booking in writing (by email or letter). Until that point, any quote or estimate is non-binding.

We reserve the right to refuse or cancel a booking where we reasonably believe the requested service cannot be safely or lawfully carried out, including where site access conditions or undisclosed hazards make safe working impractical.

3. Quotations and Pricing

All prices quoted are estimates based on information provided at the time of enquiry. Final pricing may vary if the scope, severity, or condition of work differs materially from what was described. We will notify you of any price change before commencing work.

Biohazard cleaning is specialist work involving licensed waste disposal, PPE, and specialist chemicals. Pricing reflects these requirements and is set on a job-by-job basis. Unless otherwise stated, VAT (where applicable) will be shown separately on your invoice.

4. Your Right to Cancel (Consumer Contracts)

If you are a consumer (not a business) and you book our services remotely (by phone, email, or through this website), you have the right to cancel within 14 days of booking without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

If you request that we begin work within the 14-day cancellation period and you later cancel, you may be liable to pay for work already completed, including any specialist materials used or waste disposal already carried out.

To cancel, please contact us at quotes@biohazardcleaningservices.uk. We will acknowledge your cancellation promptly.

5. Cancellation by You (After the 14-Day Period)

Cancellations made with less than 48 hours' notice before a confirmed appointment may incur a cancellation fee of up to 50% of the agreed price to cover preparation costs and lost bookings. We will always try to reschedule before applying any charge.

6. Our Right to Cancel

We reserve the right to cancel or reschedule a booking where circumstances beyond our control prevent us from delivering the service safely or lawfully — including severe weather, site access issues, or undisclosed hazards. In such cases we will offer a full refund or an alternative appointment date.

7. Payment Terms

Payment terms are agreed at the time of booking. For most services, payment is due on completion unless otherwise agreed in writing. We accept bank transfer and card payment. Overdue invoices may attract statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998.

8. Our Liability

We will carry out all services with reasonable care and skill in accordance with the Consumer Rights Act 2015. If a service is not carried out to the required standard, we will re-do the relevant part of the work at no additional charge, or provide a partial refund if a re-do is not possible.

Our liability to you shall not exceed the total amount you have paid us for the specific service in question. We are not liable for:

  • Pre-existing damage or contamination not disclosed at the time of booking
  • Loss of earnings, consequential losses, or indirect losses
  • Damage resulting from access being denied or incomplete information provided
  • The condition of property not directly in scope of the agreed service

Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any liability that cannot be excluded by law.

9. Your Responsibilities

You agree to:

  • Provide accurate and complete information about the property and the nature of the contamination
  • Disclose all known hazards before work begins — including asbestos, structural risks, drug contamination, or any other factors that may affect safe working
  • Ensure safe access to the property at the agreed time
  • Obtain any necessary permissions or consents (for example, from a landlord, estate, or local authority) before engaging our services
  • Not re-enter any area declared unsafe by our technicians until we have confirmed the all-clear

10. Waste Disposal

All biohazardous waste removed from site is disposed of in accordance with the Hazardous Waste Regulations 2005 and the Environmental Protection Act 1990. We are licensed waste carriers. Consignment notes are issued for notifiable waste and are available on request.

11. Complaints

If you are unhappy with any aspect of our service, please contact us in the first instance at quotes@biohazardcleaningservices.uk. We aim to acknowledge all complaints within 2 working days and resolve them within 10 working days. If we are unable to resolve your complaint, we will advise you of any applicable alternative dispute resolution options.

12. Website Use

You must not misuse this website by introducing malicious code, attempting unauthorised access, or engaging in any activity that disrupts or damages it.

13. Governing Law

14. Changes to These Terms

We may update these terms from time to time. The date at the top of this page reflects the most recent revision. Changes do not affect any contract already formed.
